How Should I Evaluate Land for Sale?

I really don’t know all that much about buying land, but I need to do this. Can anyone tell me how I should evaluate land for sale so I don’t get stuck with the wrong type of land for my purposes? I also want to make sure that there isn’t anything wrong with the land that would make it difficult to sell again should I need to. What should I look for in a piece of property? I need to find a nice checklist or something similar that I can use to help me figure out which properties are worth looking into further.
